Stunning farmhouse surrounded by Umbria's leafy countryside is for sale in Umbertide, province of Perugia. The original structure of “Casale dei Lanci” was erected several centuries ago as a military observation point on the top of the hill, on the Umbrian side, where the view allows you to see the border between Tuscany and Umbria, just below in the valley, for miles and miles: a spectacular a view that will capture the visitor's eyes. Close to the main building, where the local farmers came subsequently to live, one could still see the remains of the small tower where the sentry was posted.

More than three centuries have gone by since Umbria and Tuscany ceased to be enemies and the building became the home of a local family which also owned the surrounding land with woodland, olive trees and farming areas. A small spring provided the necessary water.

"We visited the house when years had gone by since the last occupant and found it in terrible need of repair. But it was love at first sight! Restructuring the property took almost two years as it was all done according to anti-seismic requirements and by using original or local materials".

Between the main house and the tower - called “Mezza Torre” - the property is now a very comfortable home for ten people with three suites, one large double bedroom and a one twin bedroom, each with en-suite bathrooms. Each of the two bedrooms in the Mezza Torre has a separate entrance accessible at ground level as the upper entrance has a little path which leads to it.

The ground floor of the main building has a kitchen, dining room and sitting room and a small cloakroom. The entrance hall, dining room and sitting room have floors laid with antique Umbrian terracotta tiles while the kitchen has washable floor of similar colour.

The kitchen is very well equipped, modern and spacious, with a wide eye-level oven and cooking fire place, five-burner hob, large fridge with ice dispenser, wine cooler fridge and dishwasher with a small adjacent room which leads to the outside dining area, shaded by a wisteria pergola. By the side of the outside eating area, a brick oven allows for pizzas and roasted meat to be served as they are ready.

The dining room, which sits comfortably ten, is located between the kitchen and the sitting room and has French windows leading to the outside pergola and also leads to the sitting room. The sitting room too has French windows leading to the Pergola but also a large arched window with a view dominating the valley. It has a large open fireplace, a stereo, television and DVD as well as a small study area with a desk and book shelves.

On the first floor a spacious billiard room - equipped with an antique French six holes billiard table - separates the two bedrooms and their respective bathrooms and leads through to a staircase up to the master bedroom and its bathroom and adjacent study on the top floor. The two bedrooms on the first floor each have access to the outside through two respective roofed small terraces and staircases.

The property is equipped with modern technology including solar panels assisted hot water, under floor heating on the ground floor and radiators on the upper floors, centralised vacuum system to avoid having to carry vacuum cleaners around. The thickness of the outside walls protects the house from the heat in the summer and the cold in the winter.

The property includes an “infinity” swimming pool including an area with “Jacuzzi” type equipment and a view over the valley from the water. A tennis court is situated at some distance, so as to be used without causing disturbance to the house with noise. The house for sale, pool and tennis court are all surrounded by olive trees and a little shed at some distance on the top of the property is where the technical equipment and tools are located. It has an adjacent green house to protect delicate plants in the winter. 

Drinking water is provided by a deep well within the property and by a small spring, while for watering the garden and similar uses, a nearby dam gathering spring and rain water is connected to the property and can provide any amount necessary. If one so wishes, the property can be easily connected to the Communal mains.

For those who love hill walks there is the broom to enjoy in the early Summer and the wild cyclamen in the Autumn. The farmhouse for sale is situated on the Umbrian - Tuscan border between Umbertide and Mercatale it is within easy reach of jewels such as Perugia, Gubbio, Assisi, Bevagna, Spello, Cortona, Città di Castello, San Sepolcro, Spoleto and Siena. For lovers of Jazz the World-famous Jazz Festival takes place at Perugia from the middle of July to the end of August.

Città di Castello holds a music festival every Summer and Gubbio holds the famous “Corsa dei Ceri” in May. Montone has a flower festival on Corpus Domini, the first Sunday in June, when the streets are decorated with petals. The surrounding towns and many villages including Corciano, Assisi, and Volterrano are famous for their "nativities" over the Christmas and New Year season. For lovers of pottery Deruta, with a history of 800 years of pottery making, is close to hand.
